Best long-term solution for bathroom mold in UAE humidity?« Back to Previous Page

The grout between the tiles in my master bathroom shower has been turning black for months, and I can't seem to get rid of the damp smell no matter how much I clean. We live in an older building in Jumeirah and the bathroom doesn't have a window, so it just stays humid all the time, especially with these hot showers. What's the most effective long-term solution, like a specific dehumidifier brand or a type of paint or sealant, that actually works in our UAE humidity to prevent this mold from coming back?

The black discoloration in your grout is likely Cladosporium or Aureobasidium mold, common in windowless UAE bathrooms due to constant high humidity and condensation from hot showers. The damp smell indicates it’s more than surface level, likely thriving in the porous grout and possibly behind tiles.

For a long-term solution, start with moisture control. A desiccant dehumidifier is more effective than refrigerant models in Dubai's humid climate; look for a unit with a continuous drain option to run off your shower’s condensate drain line. After every shower, run the dehumidifier and the bathroom exhaust fan for at least 30 minutes to remove moisture. Wiping down wet surfaces immediately also helps.

Resealing is critical. Remove all existing mold-affected grout and apply a high-quality epoxy or urethane grout, which is non-porous and highly resistant to mold, unlike standard cement-based grout. Afterwards, use a mold-inhibiting primer and paint specifically designed for high-humidity areas on the ceiling and walls.

If the mold and smell persist after thorough cleaning, a professional inspection is recommended to check for hidden moisture within walls or under the floor. Saniservice’s microbiology lab can identify the species to confirm if it's a surface contaminant or a more persistent type, which dictates the remediation protocol. In many older Jumeirah buildings, the underlying issue is inadequate ventilation, not just surface moisture.
