My ensuite bathroom in my Jumeirah Village Circle apartment has no windows and the mold just keeps coming back in the grout between the wall tiles. The most effective long-term solution is addressing the root cause: excess moisture. In Dubai's climate, bathroom humidity is a constant battle, and sealing grout is a temporary fix if the underlying moisture issue persists.
First, verify your exhaust fan is actually moving sufficient air. Many older apartment installations are underpowered. Hold a single sheet of toilet paper to the vent while it's on; if it doesn't hold firmly in place, the fan is ineffective and likely needs upgrading. Running it for at least 30 minutes after a shower is crucial. For the grout itself, the most durable solution is to remove the existing moldy grout and re-grout using an epoxy or urethane-based grout. These are non-porous and highly resistant to moisture and mold growth, unlike standard cement-based grouts. Afterward, apply a high-quality impregnating sealer (a silane/siloxane-based sealer is ideal) which soaks into the grout to repel water without creating a surface film that can wear off. In many JVC apartments, the problem is compounded by cold wall cavities from constant AC, creating massive condensation inside the walls that wicks into the grout. This is a structural issue no surface treatment can fix. If mold returns aggressively despite excellent ventilation and sealed grout, a professional inspection with a thermal camera can identify these hidden condensation points. Remediation would then require addressing the wall's insulation and vapor barrier. |
