Best sealant to prevent bathroom mold in humid climate?« Back to Previous Page

My bathroom in our Jumeirah villa has had this musty smell for weeks, especially after a hot day. I just pulled back the silicone sealant around the bathtub and found a bunch of black mold growing underneath it. The window is tiny and even with the exhaust fan running, the room never feels completely dry. What’s the best long-term sealant or method to use here in this humid climate to stop this from happening again after I clean it?

The best long-term solution is a high-quality, 100% silicone sealant labeled specifically as mold/mildew resistant. In Dubai's high humidity, standard acrylic or latex caulks will fail quickly. Look for brands with additives like Microban or those meeting ASTM G21 standards for fungal resistance.
Before applying new sealant, all existing mold and old sealant must be completely removed. Any moisture trapped behind it will cause regrowth. Scrape it out, then scrub the area with a dedicated mold remover (not just bleach, which doesn't kill roots). The substrate must be bone dry before you begin—this can take 24-48 hours even after wiping. Using a dehumidifier or fan in the bathroom can speed this up. For application, a deep and narrow gap is more effective than a thin, wide bead. Ensure the joint is completely filled with no air pockets. A professional-grade sealant gun helps achieve a smooth, consistent bead that adheres properly. Beyond the sealant, address the humidity source. Your tiny window and exhaust fan may not be sufficient. Verify the fan's extraction rate is adequate for the room's size (measured in CFM or L/s) and that it runs for at least 20-30 minutes after a shower. Consider adding a humidity-activated switch so it runs automatically. For persistent moisture issues common in Jumeirah villas, a professional assessment can identify hidden condensation problems or inadequate ventilation that DIY fixes can't solve. |
