Best way to permanently stop mold in Dubai villa closet?« Back to Previous Page

My kids have been coughing and I suspect it’s from the mold that keeps coming back on the ceiling of our master bedroom closet in our Jumeirah villa. It’s on an exterior wall and it seems to get worse every time we have a bit of humidity, even though we run the AC constantly. What is the best long-term solution to stop this from happening, like a specific type of paint or should we get the wall insulation checked?

The mold recurrence points to a persistent moisture source, likely thermal bridging and condensation on that exterior wall—a very common issue in Dubai villas. Running the AC constantly lowers air temperature, but if the wall itself is poorly insulated (common in older construction), the cold surface condenses airborne moisture, creating a perfect environment for mold.

The only permanent solution is to address the root cause: the temperature differential. Simply repainting, even with mold-resistant paint, will only be a temporary fix as the mold will grow back through the paint film once the condensation returns.

A professional inspection is crucial here. They should use a thermal imaging camera to identify the exact cold spots and moisture meters to confirm the wall's moisture content. The long-term fix will likely involve improving the wall's insulation from the inside to prevent the surface from getting cold enough to condense water. This is a structural solution, not a superficial one.

For immediate action, clean the existing mold with a solution of detergent and water (not bleach, as it doesn't kill the roots). Ensure the closet is not overfilled to allow for air circulation from the room's AC vent. A small dehumidifier placed inside the closet can help manage humidity levels between professional remediation and the permanent insulation fix.
