Black AC mold in Dubai: DIY fix or call a pro?« Back to Previous Page

We’ve lived in our Jumeirah Village Circle apartment for 2 years and just noticed a bunch of black spots spreading from the corner of our master bedroom ceiling, probably from a slow leak in the AC unit. It's gotten way worse since the humidity kicked in last month. Is this something I can handle myself with bleach, or do I absolutely need to call in a pro, and what’s a realistic cost for a one-bedroom apartment in Dubai?

Based on the symptoms you're describing – black spots spreading from an AC corner, exacerbated by high humidity – this is a classic case of fungal growth due to condensation or a slow leak from the HVAC system. In Dubai's climate, this is extremely common but should not be taken lightly.

Using bleach is a common DIY mistake. It only bleaches the visible spores on the surface and does not kill the root mycelium embedded in the building material. More critically, it can release a large volume of harmful spores into your air during scrubbing. For a widespread, recurring issue like yours, a professional inspection is absolutely necessary.

We follow UAE Standard 1880-1:2016 for indoor air quality, which sets specific thresholds for fungal contamination. A pro will use moisture meters and thermal imaging to find the exact source of the moisture (likely a clogged condensate drain line or insufficient insulation) and take air/surface samples to identify the spore types and concentration levels. This dictates the remediation protocol.

For a one-bedroom apartment, a comprehensive inspection, testing, and remediation package typically ranges from AED 1,500 to AED 3,500, depending on the extent of the contamination. This is not a cosmetic fix; it's a health and safety issue for your family.
