Black bathroom grout and smell: DIY or call landlord?« Back to Previous Page

The grout between the tiles in our master bathroom in Jumeirah Village Circle has started turning black, and there's a damp smell that just won't go away. I think it's gotten worse since the humidity spiked a couple of weeks ago, and now I'm worried it's spreading behind the vanity. What is the most effective way to get rid of this mold for good in our climate, and should I call my landlord first or just handle it myself?

In humid climates like Dubai, black grout is almost always mold, thriving on the moisture from showers and condensation. The persistent damp smell suggests it's likely more than surface level, possibly spreading behind the vanity.

First, notify your landlord in writing. According to Dubai rental law (Law No. 26 of 2007), the property owner is generally responsible for rectifying issues affecting the habitability of the unit, which includes mold caused by underlying leaks or poor ventilation. Document the issue with photos and dates. They should address any hidden leaks or ventilation failures.

For minor, surface-level mold, a DIY scrub with a paste of baking soda and vinegar or a diluted bleach solution (ensure good ventilation) can work. However, if the smell persists or you suspect growth behind walls, DIY will only treat the visible symptom. The high humidity here means it will almost certainly return without addressing the root cause.

A professional inspection is warranted to determine if there's a leak or if mold has colonized the wall cavity. They use moisture meters and borescopes to see behind tiles without damage. In many JVC villas, the constant AC use creates significant temperature differentials that lead to condensation within walls, a hidden problem that needs expert assessment. A certified inspector can provide a documented report for your landlord, outlining the exact cause and required remediation steps.
