Black fuzzy wall patches in villa: landlord or my responsibility?« Back to Previous Page

The wall behind our sofa in the living room of our Jumeirah villa has these black fuzzy patches spreading out. We’ve lived here for 2 years and just noticed it after moving the furniture for a deep clean. The room always felt a bit damp, but we blamed it on the humidity. What’s the best way to get this professionally treated, and is this something the landlord should handle or am I responsible?

In Dubai villas, the responsibility for mold remediation depends on the source of the moisture. If the black patches are caused by a structural issue like a leaking pipe in the wall, a faulty external sealant, or rising damp due to a missing damp-proof course, the landlord is typically responsible for the repair under UAE tenancy law. However, if the moisture is due to tenant lifestyle factors—such as insufficient use of AC/dehumidifiers to combat the high humidity, drying clothes indoors, or blocking ventilation with furniture—the cost of cleaning may fall to you.

Given its location behind a sofa, condensation from the wall's temperature differential with the room is a likely culprit, exacerbated by Dubai's climate. The first step is to inform your landlord or property manager in writing with photos. They should arrange a professional inspection to identify the moisture source; this is crucial, as simply cleaning the mold without fixing the underlying cause will lead to its return. A proper assessment often requires moisture meters and thermal imaging.

For remediation, the area should be isolated, the mold removed with HEPA-filtered equipment, and the underlying moisture issue resolved. DIY cleaning with bleach is not recommended as it can aggravate spores and doesn't address the root problem. Since you've noted a persistent damp feeling, a professional assessment is strongly advised to determine the extent and source. A company with its own microbiology lab can identify the mold type, which helps in understanding potential health risks and verifying the success of the cleanup.
