Black grout spots in humid bathroom: DIY or professional fix?« Back to Previous Page

My bathroom's grout has been getting these black spots for a couple of months, especially around the shower where the wall doesn't get much sun. I tried scrubbing with a regular cleaner but it just bleeds and comes back within a week. I live in a older building in Bur Dubai and I'm worried the humidity is making it worse. Is this something I can fix myself with a specific product, or do I need to call a professional?

Based on your description of recurring black spots in the grout of a bathroom in an older Bur Dubai building, you are almost certainly dealing with a mold colony, likely Aspergillus or Cladosporium. The high ambient humidity of Dubai, combined with localized condensation from showering and poor sunlight penetration, creates a perfect microenvironment for mold growth. The fact that scrubbing causes it to "bleed" indicates the fungal hyphae have penetrated deep into the porous grout material, making surface cleaning ineffective.

For a small, contained area, a targeted DIY approach may be attempted. I recommend using a dedicated, acid-based grout cleaner or a solution of hydrogen peroxide (3-10%) applied directly, left to dwell for 10 minutes, then scrubbed with a stiff brush. Crucially, you must address the moisture source. Ensure your bathroom's mechanical ventilation is operating at maximum capacity during and for at least 30 minutes after showering. Wiping down wet surfaces immediately after use is also essential.

However, given the recurrent nature and the building's age, I strongly recommend a professional inspection. In older buildings, persistent moisture issues can often indicate hidden problems, such as failing silicone seals allowing water behind tiles, or inadequate ventilation ductwork. A certified mold inspector can conduct moisture mapping and air quality testing to determine the full extent of the contamination and identify the primary moisture source, which is critical for a permanent solution.
