Black mold above AC vent: call landlord or cleaner?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where the wall meets the ceiling in our master bedroom. It's right above the AC vent and the room has felt more humid than usual lately. What's the best way to handle this in a villa here, should I call the landlord first or a professional cleaning company directly?

Notify your landlord first. In Dubai, landlords are generally responsible for maintaining the property's structure and addressing issues like mold caused by underlying moisture or AC problems. This is especially true in a villa where the system may be complex.

The location directly above the AC vent strongly suggests the unit is producing excess condensation, likely due to a blocked drain line, low refrigerant, or an undersized unit. The high humidity here means AC systems work constantly and require proper maintenance to prevent this. Simply cleaning the visible mold will not fix the root cause, and it will return.

For a patch larger than a few square feet, a professional inspection is recommended to identify the mold species and the exact source of moisture. The inspection should include the AC unit itself. Remediation involves containing the area, physically removing the contaminated material, and addressing the HVAC issue. A landlord may send their own maintenance team, but for a thorough job, they might engage a specialist company that can provide before-and-after testing to verify the space is truly resolved.
