We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt unusually damp lately, even with the AC running constantly. Wear an N95 mask, gloves, and eye protection. Scrub the area with a mixture of detergent and water, then disinfect with a solution of one part bleach to ten parts water. Allow it to dry completely. Repaint with a mold-inhibiting primer and paint.

However, the persistent dampness indicates the underlying moisture problem may still be active. If the mold returns quickly, spreads, or the affected area is large, this is a job for a professional assessment. They can use moisture meters to find the exact source of the water intrusion, which is often hidden, and ensure the AC system itself is not contaminated and spreading spores. A company with its own microbiology lab can provide a swab test to identify the mold species, which is the only way to confirm the type and guide the appropriate remediation protocol. In many villa and building contracts, responsibility for fixing the structural cause (like insulation or a leaking AC drain) may fall on the building management, and a professional report can be necessary to compel action.
