Black mold above AC vent in Dubai - call management first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt really damp lately, even with the AC on. What’s the best way to handle this in Dubai – should I call the building management first or get a specialist to test it myself?

Contact building management first. Dubai's Strata Law places responsibility for common property maintenance, including AC infrastructure and structural issues, on the building owner or management. They are obligated to address the source of the problem, which is likely a clogged condensate drain line or poor insulation causing excess moisture.

While you wait for their response, avoid disturbing the area. The black spots indicate an active moisture issue, common here due to high humidity and constant AC use causing condensation. The damp feeling confirms the AC isn't properly dehumidifying, which can spread spores.

If management's fix is superficial (e.g., just painting over it) or if the problem recurs, then a specialist inspection is warranted. They can perform air and surface sampling to identify the mold type and concentration, which determines the necessary remediation scope. For a case this visible and with noticeable dampness, a professional assessment is often the most reliable path to a permanent solution.
