Black mold above AC vent in Dubai: call management or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black speckles growing along the corner where the wall meets the ceiling in our master bedroom. It's right above the AC vent and the wall feels slightly damp to the touch. With the recent humidity, it seems to have gotten worse almost overnight. What's the best way to handle this in Dubai – should I call the building management first or get a professional cleaning company?

This is a classic Dubai condensation issue that requires immediate attention. The damp wall and rapid growth point to an active moisture problem, not just surface dust. Your AC vent is likely blowing cold air directly onto that corner, creating a cold spot where humid air condenses and feeds mold growth.

Contact building management first, as this could indicate a building envelope issue, improper insulation, or a problem with the AC condensate drain line that serves your unit. They are responsible for the structure and common systems. However, for a confirmed diagnosis and remediation plan, a professional inspection is necessary. They can identify the mold species via lab testing and determine if the moisture is from condensation, a leak, or both.

In the meantime, avoid disturbing the area. Do not wipe it or spray bleach, as this can aerosolize spores. Keep the AC running to lower indoor humidity, which is crucial during our humid summer months. A professional assessment will map the moisture, identify the source, and provide a protocol for safe removal and prevention, which often includes improving insulation around the cold spot and ensuring your AC system is operating correctly to remove humidity.
