We've lived in our Jumeirah villa for two years and just noticed a bunch of black spots forming along the corner where the wall meets the ceiling in our master bedroom. It's right above the AC vent and feels slightly damp to the touch, especially in the mornings. What's the best way to treat this myself to stop it from spreading, and is this likely an issue with my AC unit or something else?

This is a classic sign of condensation-related mold, extremely common in Dubai's humid climate. The dampness you feel is the key clue. Your AC is likely blowing very cold air directly onto that wall surface, which is cooler than the room's dew point. This causes moisture from the humid air to condense on the wall, creating the perfect damp environment for mold to feed on dust and grow.
For a temporary DIY fix, mix a solution of 1 part white vinegar to 3 parts water, wear a mask, and scrub the area. This can kill surface mold. However, this only addresses the symptom. To prevent it from returning, you must stop the condensation. Ensure your AC vents are adjusted to avoid blowing air directly onto walls or ceilings. Improving air circulation in the room with a fan can also help equalize surface temperatures. Check that your AC unit is not set to an excessively low temperature, as a larger differential with the outdoor air increases condensation risk. The underlying issue could be insufficient insulation in that exterior wall or an AC unit that is oversized for the room, causing it to cool surfaces too quickly. For a persistent or recurring problem, a professional inspection is recommended to assess the wall's insulation and the AC's performance. In many cases, rebalancing the HVAC system or improving thermal breaks in the building envelope is the long-term solution. |
