Black mold above AC vent: who to call first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of small black spots spreading along the corner of the ceiling in our master bedroom. It’s right above the AC vent and the room has felt more humid than usual lately. What’s the most effective way to get rid of this for good, and should I be calling my building management first or a professional cleaning service?

Start with your building management. In Dubai apartments, the responsibility for structural repairs and the central AC system typically falls on the property owner or management. They need to inspect the AC condensation drain line and insulation for leaks, which is the likely source of the moisture causing the mold. The high humidity here, especially in summer, makes AC systems a common source of condensation issues.

While you wait for their response, you can clean small surface spots (under 1 square meter) with a solution of diluted detergent. However, this only addresses the visible growth, not the underlying moisture problem. The mold will return unless the water source is fixed.

For a persistent issue like this, a professional inspection is the most effective long-term solution. An inspector can identify the exact moisture source—be it a clogged drain pan, poor insulation, or a leak from upstairs—and test the mold to determine the type. This diagnostic step is crucial; not all black discoloration is the problematic Stachybotrys (toxic black mold), but accurate identification informs the correct remediation strategy.

Building management should handle the mechanical fix. If the mold growth is extensive or the cause is complex, they often hire a specialized remediation company to safely remove it. Your role is to document the issue and push for a permanent repair, not a superficial cleaning.
