Black mold after AC leak: DIY or professional removal?« Back to Previous Page

We've lived in our villa in Al Barsha for 2 years and just noticed these dark, splotchy spots spreading on the ceiling of our master bedroom closet. I think it started after we had that issue with the AC unit leaking a couple of months back, and now my wife has been complaining about a constant stuffy nose. Is this something I can handle myself with bleach, or is this a job for a professional company, and what kind of cost are we looking at to get it properly removed?

Black mold growth following an AC leak is a common and serious issue in Dubai due to our high humidity, which provides the perfect environment for it to thrive. Given its presence on a ceiling and the associated health symptom (stuffy nose), this is a case for professional assessment, not a DIY bleach solution.

Bleach is ineffective on porous surfaces like drywall and can actually aggravate the problem by adding moisture. It only bleaches the visible colour without killing the root structure, allowing regrowth to occur quickly. The leak likely soaked the ceiling material, meaning the contamination is probably more extensive inside the cavity than what is visible on the surface.

For a proper remediation, the affected drywall and insulation must be safely removed under containment to prevent spores from spreading to other parts of the villa. The root cause—the AC leak and any resulting humidity issue—must also be permanently resolved. Given the villa's location and construction, a professional inspection is strongly recommended to determine the full scope.

Costs for remediation are not fixed; they depend entirely on the square footage of contamination and the accessibility of the area. You will need a detailed assessment from a certified provider to get an accurate scope of work and associated investment. Look for a company that provides verifiable before-and-after testing to confirm the space has been returned to a healthy condition.
