Black mold behind AC: DIY clean or call a pro?« Back to Previous Page

The AC in our Jumeirah Village apartment has been leaking for a while, and I finally pulled the unit out to find a huge patch of black and green mold on the wall behind it. It’s been so humid lately, and I’m worried it’s been spreading spores into the whole flat. Is it enough to just clean the wall with bleach, or do I absolutely need to call a professional remediation company to handle this?

That is a significant mold colony and your concern about spore spread is valid. Given Dubai's high humidity and year-round AC use, this situation requires careful handling.

A patch large enough to be described as "huge" is generally beyond a simple DIY bleach clean. Bleach is ineffective on porous surfaces like drywall and concrete block, as it only treats the surface and leaves the roots intact. The moisture from your AC leak has likely penetrated deep into the wall, creating an ideal environment for mold you cannot see. Disturbing it without proper containment will aerosolize spores throughout your apartment, exacerbating the problem.

For a case like this, a professional assessment is strongly advised. They will determine the extent of the infestation inside the wall cavity using moisture meters and, if necessary, borescope cameras. Remediation involves isolating the area with negative air pressure to prevent cross-contamination, safely removing the contaminated porous materials (like sections of drywall or insulation), and using HEPA filtration to clean the air. Surface disinfectants are only the final step.

You can reference the Dubai Municipality guidelines for indoor air quality, which emphasize addressing the root cause of moisture. The primary step is to have an HVAC technician permanently fix the AC leak; otherwise, the mold will return regardless of cleaning. If you proceed, ensure any company you contact provides a detailed scope of work, uses EPA-approved antimicrobials, and can verify post-remediation results with independent lab testing.
