Black mold behind AC unit: DIY or call a pro?« Back to Previous Page

The AC in my bedroom closet has been leaking a little for a couple of months, but when I finally pulled the unit out to look, the back wall is covered in a disgusting black, fuzzy patch. It's been so humid lately that I'm worried it's spread behind the drywall. Is this something I can tackle myself with bleach spray, or is it time to call a professional cleaning company?

That black fuzzy patch is a significant sign of water damage and microbial growth, which is common in Dubai due to the high humidity and constant AC use creating condensation. A leak over several months means moisture has almost certainly penetrated the drywall, creating an ideal environment for mold to spread unseen.

DIY with bleach is not recommended. Bleach only removes surface discoloration on non-porous materials; it cannot penetrate porous drywall to kill the root structure, and the moisture it adds can actually feed future growth. Disturbing it yourself also risks releasing a large number of spores into your living space.

This situation warrants a professional inspection. The critical question is the extent of contamination behind the wall, which requires tools like moisture meters and borescopes to assess properly. In the UAE, reputable remediation companies follow international guidelines like the IICRC S520. They will contain the area to prevent cross-contamination, safely remove the affected drywall, and use HEPA-filtered air scrubbers to clean the air.

For a small, surface-level patch on a non-porous surface, DIY might be possible. But given the duration of the leak and the porous wall material, a professional assessment is the safest approach to ensure it is resolved completely and your indoor air quality is protected.
