Black mold behind AC unit: DIY or call landlord?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been leaking a bit for a while, but I finally pulled the unit out from the wall this morning and found a patch of black, fuzzy stuff spreading on the drywall behind it. It’s been so humid lately that I’m not surprised. What’s the best way to handle this myself, or do I absolutely need to call my landlord first?

Call your landlord first. In Dubai, tenancy law generally holds the property owner responsible for maintaining the structural integrity of the building, which includes fixing leaks and resultant mold. Notifying them immediately creates a paper trail and prevents potential liability issues if the damage worsens.

For a small patch (under one square foot), you can carefully clean it yourself while wearing an N95 mask and gloves. Use a mixture of detergent and water, scrub the area, and ensure it is thoroughly dried. However, the leak from the AC unit must be repaired first; otherwise, the mold will return quickly due to our high humidity. Simply cleaning without fixing the moisture source is ineffective.

Given the location—behind an AC unit where condensation is constant—this is likely a recurring moisture issue. The black, fuzzy growth suggests active colonization. A professional inspection is strongly recommended to assess the extent within the wall cavity and identify the mold species. Some types, like Stachybotrys, require specific containment protocols during remediation to prevent spreading spores throughout your apartment.

Ultimately, your landlord should arrange for both the AC repair to stop the leak and the proper remediation of the wall. For verification, a post-remediation assessment, including surface sampling, can confirm the area is truly safe and the mold has been adequately addressed.
