Black mold behind sofa: call landlord or get inspection?« Back to Previous Page

The wall behind our sofa in the living room has started to feel damp and has these weird black speckles. We've lived in the same Jumeirah villa for 2 years and just noticed it when we moved the furniture to clean. With this humidity lately, I'm worried it's spreading. What's the best way to handle this in Dubai—should I call my landlord first or get a professional mold inspection myself?

Based on your description of a damp wall with black speckles in a Jumeirah villa, this is a strong indicator of active mold growth, likely exacerbated by Dubai's high humidity and constant air conditioning use, which can create significant condensation issues.

The immediate course of action is two-fold. First, you must formally notify your landlord or property management company in writing. Under UAE tenancy law, structural issues and maintenance related to the building envelope, such as water infiltration leading to dampness, are typically the landlord's responsibility. Provide them with clear photographs and a description. However, do not wait for them to act before addressing the potential health risk.

Concurrently, I strongly recommend arranging a professional mold inspection. A certified inspector will conduct a thorough assessment to determine the moisture source (e.g., a hidden pipe leak, capillary rising damp, or condensation), identify the mold species (the "black speckles" could be Stachybotrys chartarum, commonly known as toxic black mold, or another species), and assess the extent of contamination, including inside the wall cavity. DIY assessments are insufficient as they miss hidden growth.

For a proper resolution, the moisture source must be fixed first, followed by professional remediation. Attempting to clean it yourself can aerosolize spores and spread the contamination throughout your living area. Given the climate conditions in Dubai, this problem will only worsen without expert intervention.
