Black mold behind wardrobe: call management or inspector?« Back to Previous Page

We've lived here for 2 years and just noticed what looks like black spots spreading along the wall behind our wardrobe in the master bedroom. It’s been extra humid lately and the room has started to smell damp and earthy. What’s the best way to get a proper mold inspection done in Dubai, and should I call the building management first or an independent company?

For a suspected mold issue of this scale, contacting an independent, certified mold inspector first is the recommended course of action. The damp, earthy smell and visible growth spreading on a wall indicate an active moisture problem that requires professional diagnosis.

An independent inspection provides an objective assessment of the contamination's type and extent. The inspector will use moisture meters and thermal imaging to locate the source of the water intrusion—which could be a hidden pipe leak, condensation from the AC, or moisture migrating from outside due to recent humidity. Crucially, they can take surface or air samples for lab analysis to identify the mold species, which determines the necessary remediation protocol. This documented, third-party report is your key evidence.

You should then present this professional report to your building management. Dubai Law No. 6 of 2010 and the Dubai Strata Regulations generally hold the Owners' Association responsible for the maintenance and repair of common property, which includes structural elements like external walls and central AC systems that could be the source. Providing them with a scientific report shifts the conversation from a complaint to a actionable work order for their maintenance team or a contractor they appoint.

If the inspection confirms the moisture source is from an internal leak or tenant-owned AC unit, the responsibility for remediation may fall to you. In either case, starting with an independent inspection arms you with the facts needed to resolve the issue correctly and efficiently.
