Black mold behind wardrobe: call management or remediation?« Back to Previous Page

My kids have been coughing and I suspect it’s from the black spots I just found behind the wardrobe in our master bedroom. We’ve lived here for 2 years and just noticed it, probably from all the humidity lately. The wall feels damp and cold to the touch. What’s the best way to handle this in Dubai – should I call the building management first, or get a professional mold remediation company myself?

Call building management first. In Dubai, landlords and building operators are typically responsible for addressing the root cause of moisture intrusion, which is often a leaking pipe, faulty external sealant, or condensation from an AC supply line within the wall. They need to fix that leak or insulation issue; otherwise, the mold will return even after cleaning.

For the mold itself, a professional inspection is strongly recommended. The black spots could be one of many species, and their actual risk varies. A proper inspection involves moisture meters to find the full extent of the dampness and often air or tape-lift samples sent to a microbiology lab for identification. This tells you if it's a common, less hazardous type like Cladosporium or something more concerning that requires controlled remediation.

Given the symptoms you describe and the visible growth, do not attempt a large cleanup yourself. Disturbing it will release a high concentration of spores into your bedroom air. A certified remediation company will set up containment, use HEPA filtration to scrub the air, and safely remove the affected materials. They can also identify if the humidity you mentioned is due to AC settings—often, units are set too cold, causing condensation on cooler wall surfaces, especially behind furniture.
