Black mold behind wardrobe: landlord or DIY removal in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed this, probably from all the humidity lately. What's the best way to get rid of it properly here in Dubai, and should I call my landlord first or just handle it myself?

First, document the mold with clear photos and notify your landlord in writing immediately. Under Dubai rental law (RERA), landlords are typically responsible for resolving issues related to dampness and structural leaks that cause mold. Do not attempt a major removal yourself, as improper handling can aerosolize spores and worsen the problem.

The black spots behind the wardrobe are a strong indicator of a hidden moisture source, likely condensation from the exterior wall due to our high humidity or a slow pipe leak. This is common in Dubai where year-round AC use creates temperature differentials that lead to condensation on cooler surfaces. The persistent cough in children is a significant health signal that should not be ignored.

For a small, surface-level patch (less than one square meter), you can carefully clean it with a vinegar or diluted hydrogen peroxide solution, wearing an N95 mask and gloves. However, given its location behind furniture and the associated health symptoms, this situation almost certainly requires professional assessment. The mold you see is often just the fruiting body; the root structure may be deeper within the wall.

A proper remediation involves identifying and stopping the moisture source first, then containing the area to prevent cross-contamination, removing affected materials, and verifying clearance with post-remediation testing. This is not a typical DIY job. You can request your landlord hire a certified mold inspection company to provide a scope of work and moisture mapping. Reputable firms here will use lab analysis to confirm the mold type and provide data-driven remediation plans.
