Black mold causing coughs: landlord's responsibility?« Back to Previous Page

My kids have been coughing and I suspect it's because of the black spots I just found behind our bedroom wardrobe in Jumeirah Park. It's been so humid the last few weeks and we keep the AC running constantly, but there’s a patch of wall that’s always cold and damp. What’s the most effective way to get rid of this for good and is this something I should get my landlord to handle immediately?

That black spot is a classic sign of condensation mould, extremely common in Dubai due to the high humidity and constant AC use creating cold surfaces. The persistent cough in children is a legitimate health concern often linked to mould exposure.

Under Dubai rental law (RERA), the landlord is responsible for addressing the root cause of the dampness, which is likely an insulation or sealing issue in the exterior wall making it perpetually cold. You should formally notify them in writing immediately, as they are obligated to provide a habitable property. However, the removal of the mould growth itself may fall to you as the tenant, depending on your contract.

Do not attempt to simply wipe or bleach it. This will not address the moisture source and can aerosolize spores, potentially worsening the cough. For a lasting solution, the moisture intrusion must be fixed first. Then, the mould needs to be properly remediated—this involves containment, HEPA vacuuming, and antimicrobial treatment to prevent regrowth.

Given the health symptoms and the need to identify the exact moisture source, a professional inspection is strongly advised. They can provide a documented report for your landlord that outlines the cause and necessary repairs, which is far more effective than a simple complaint. A lab test of the mould, while not always necessary, can sometimes help motivate a reluctant landlord by identifying the species.
