Black mold found in kids' room, DIY or hire pro?« Back to Previous Page

My kids have been coughing a lot lately and I’m worried. I finally pulled out the toy storage boxes from the corner of their bedroom in our Marina apartment and found a huge patch of black mold on the wall behind it, probably from the AC condensation. What’s the best way to handle this safely with young children in the house, and should I hire a professional or is it a DIY job?

That's a concerning find, especially with children in the home. Given the circumstances, a professional inspection is strongly recommended.

The black substance needs proper identification, as "black mould" is a broad term and not all types are equally problematic. A professional inspection with lab analysis will confirm the species and the extent of the issue behind the wall, which is critical for deciding the remediation approach. In Dubai's humid climate, especially in areas like Marina with high condensation from year-round AC use, mould can spread into wall cavities undetected.

For a small, surface-level patch on a non-porous material, a careful DIY cleanup with proper precautions can be sufficient. However, the location behind storage suggests potential for wider growth. Do not attempt DIY if the mould covers more than one square meter, if it's on drywall/plaster, or if you suspect HVAC system contamination from the nearby AC unit.

Safely managing this with children involves immediate isolation. Keep the children out of the room, seal the area with plastic sheeting if possible, and ensure good ventilation. Avoid using a fan, as it can aerosolize spores. A reputable remediation company will use containment barriers, negative air pressure, and HEPA filtration to prevent cross-contamination throughout your apartment, which is nearly impossible to achieve on your own.

Look for a provider that follows IICRC standards and can provide verifiable before-and-after lab results, not just a visual clean. This is the only way to confirm the environment is truly safe for your family.
