Black mold found under carpet, need professional or DIY?« Back to Previous Page

Our guest bedroom in Jumeirah that we barely use has felt weirdly damp lately, and I just pulled back the corner of the carpet and found a bunch of black spots. We had that really heavy dew a couple of weeks ago and I think moisture got in. Is this something I can clean with bleach myself, or do I need to call a professional mold inspection company to check the walls?

Black spots under carpet in a Jumeirah villa after heavy dew point to a moisture issue that needs immediate attention. Dubai's high humidity and condensation, especially in less-used rooms with minimal AC, create ideal conditions for mold growth.

For a small area (under one square meter), you can attempt DIY with proper precautions. Bleach is not recommended—it’s mostly water and can worsen moisture. Use a dedicated fungicidal cleaner, scrub the area, and ensure it is thoroughly dried with dehumidifiers. However, if the mold has penetrated the carpet underlay or you suspect it has spread behind the skirting boards or into the wall, DIY is insufficient. The wall itself may be damp, requiring deeper investigation.

In this case, a professional inspection is advised. They use moisture meters and borescopes to check wall cavities for hidden spread, which is common here after humidity events. Dubai Municipality has specific guidelines for property maintenance and dampness control. A proper inspection will identify the moisture source—often from condensation, a minor leak, or capillary rise from the slab—and the exact mold type, as some require more specific remediation protocols.

If the area is larger than a square meter, you notice a musty smell in the room, or anyone in the household has respiratory sensitivities, skip DIY and get a professional assessment. The goal is to fix the moisture problem first, then address the mold, otherwise it will likely return.
