Black mold from AC drip in Jumeirah Lakes Towers? Who fixes?« Back to Previous Page

The AC unit in my master bedroom in Jumeirah Lakes Towers has been dripping condensation, and now we’ve found a patch of black mold on the wall behind the wardrobe. It’s been getting worse over the last few weeks since the humidity really kicked in. What’s the most effective way to clean this safely and, more importantly, who should I contact to fix the root cause with the AC so it doesn't just come back?

Black mold from an AC drip is a common issue in Dubai's climate, especially in high-humidity periods. The condensation drip indicates a blocked or damaged drain line, which must be fixed to prevent recurrence.

For the mold on the wall, a small patch can be cleaned with a solution of diluted white vinegar or a dedicated mold remover, wearing an N95 mask and gloves. However, if the mold is extensive or has penetrated porous materials like drywall, professional remediation is necessary to safely contain and remove it.

The root cause is the AC issue. You need an HVAC technician, not just a cleaner, to inspect and clear the condensate drain line, check the drain pan, and ensure the unit is properly insulated to prevent future condensation. This is a mechanical fix.

For a situation involving both mold and a systemic AC problem, a company with both HVAC and microbiology expertise is ideal. They can remediate the existing mold and correct the mechanical fault to prevent regrowth. Look for providers who follow DM and DHA guidelines and can provide documentation of the work performed. In Jumeirah Lakes Towers, many building managements have preferred vendors who are familiar with the specific central plant systems.
