Black mold from AC in Dubai: DIY or professional?« Back to Previous Page

Our master bedroom’s walk-in closet has had this weird musty smell for the past couple of months, and I finally pulled everything out to find black splotches all over the back wall where the AC vent is. We live in a villa in Mirdif and I’m worried the humidity from the AC is causing it, especially with this summer heat. Is this something I can clean myself with bleach, or do I need to call a professional, and what’s the typical cost for a small room like this in Dubai?

Black splotches and a musty smell in an AC-adjacent closet are classic signs of a humidity issue, very common in Dubai villas. The constant cycling of the AC against the summer's intense humidity creates significant condensation, especially on cooler interior walls, which is the perfect environment for mold.

While the term "black mold" is alarming, the color alone doesn't identify the species or its specific risk. Many dark-colored molds are primarily irritants, causing congestion and worsening allergies, but proper identification through a lab culture is needed to confirm the type.

For a small, visible patch, a DIY approach with a detergent solution (not just bleach, which only removes surface color) can be attempted if you are healthy and the area is less than one square meter. You must wear an N95 mask, gloves, and eye protection. However, this only addresses the visible growth, not the underlying moisture problem.

The persistent musty odor you describe suggests the issue is likely more extensive, potentially inside the wall cavity or the AC ductwork itself. In this case, professional remediation is strongly advised. They will identify and rectify the moisture source—often poor insulation on the cold water lines or a clogged AC drain pan—before containment, removal, and air scrubbing to prevent spores from spreading to other parts of the house.

Cost for a small room is influenced by the extent of the infestation and required repairs to the AC system or building envelope. For an accurate assessment and quote, you should request an on-site inspection from a company that provides documented before-and-after testing to verify the space is truly resolved.
