Black mold from AC leak: DIY clean or call professional?« Back to Previous Page

Our AC unit in the master bedroom has been leaking a bit, and now I’ve spotted black fuzzy patches on the wall behind the curtain. It’s been like this for a couple of weeks since the humidity really kicked in. Is this something I can clean with vinegar myself, or do I need to call a professional company to deal with it?

Based on your description of a black fuzzy patch resulting from an AC leak in your master bedroom, this is a situation that warrants immediate professional attention and is not suitable for a DIY vinegar cleaning.

The black, fuzzy growth is highly indicative of Stachybotrys chartarum, commonly known as toxic black mold, which thrives on the constant moisture from a leaking AC unit and the cellulose in your wall's drywall. The high humidity we experience in Dubai, especially now, provides the perfect environment for rapid colonization. Vinegar or other household cleaners are surface treatments only; they cannot address the mold growth that has inevitably penetrated the porous wall material behind the paint. Merely cleaning the surface will leave the root system intact, leading to rapid regrowth and potential spore release into your bedroom air.

Furthermore, improper disturbance without proper containment, air filtration, and personal protective equipment (PPE) can aerosolize a significant number of mycotoxins and spores, contaminating your entire living space and posing serious health risks, particularly in a sleeping area.

In accordance with best practices and Dubai Municipality's public health guidelines, a situation involving HVAC system leaks and structural mold growth requires a professional response. The correct protocol involves a thorough inspection, including moisture mapping and air quality testing, to determine the full extent of the contamination. Remediation then requires engineering controls like negative air pressure containment, HEPA filtration, safe removal of affected porous materials, and hygienization of the area.

For a situation like this, I strongly recommend you cease use of the AC unit and contact a certified professional immediately. Our team at Saniservice is equipped to conduct a comprehensive assessment and execute a safe, effective remediation.
