Black mold from AC leak: DIY clean or hire pro?« Back to Previous Page

The AC unit in our villa in Mirdif has been leaking a bit and now we're getting black spots on the wall behind the bedroom wardrobe. It’s been getting worse since the humidity kicked in a couple of weeks ago. Should we just clean it ourselves with bleach or is this something we absolutely need to hire a professional company for, and what’s a rough cost we should expect for a room this size?

Based on the symptoms you've described—black spots spreading on an interior wall following an AC leak during a period of high humidity—this is a situation that requires professional assessment and remediation. In the UAE's climate, where high humidity and constant AC use create ideal conditions for mold, what you see on the surface is often just a small portion of the actual growth, which can penetrate deep into the gypsum board and structure behind the wardrobe.

Using bleach is strongly discouraged. It is ineffective on porous materials as it only removes the surface discoloration, not the root structure (hyphae) of the mold. More critically, bleach is mostly water, which can actually feed the mold growth deeper within the wall, making the problem worse in the long run. It also releases harsh, hazardous fumes, especially in an enclosed space.

A professional company, like Saniservice, will first conduct a thorough inspection to determine the moisture source (the AC leak must be fixed by an HVAC technician first) and the full extent of the contamination. Remediation involves isolating the area, removing the affected porous materials (like the damaged section of drywall), HEPA vacuuming, and employing specialized antimicrobial agents to eliminate the mold at its root. For a single room of this nature, depending on the extent of the damage behind the wall, you can expect a rough cost starting from AED 1,500 to AED 3,500 for complete and guaranteed remediation.

Given the health risks associated with black mold and the complexity of proper removal, a DIY approach is not advisable. For a precise evaluation and quote, I recommend contacting our team for a professional inspection. Call 800-MOLDS (800-66537) or email hello@saniservice.com.
