Black mold from AC leak: DIY fix or professional needed?« Back to Previous Page

The AC in our bedroom has been leaking a little for a couple of months, and now I’ve found this spreading black, fuzzy patch behind the wardrobe where it’s always damp. My husband thinks we can just spray it with bleach, but I'm worried it's gotten into the wall. Is this a DIY fix or do we need to call in a professional cleaning company?

Based on the description of a persistent leak and a spreading black, fuzzy patch, this is a situation that requires immediate professional attention. In Dubai's climate, where high humidity and constant AC use create ideal conditions for mold, a small leak can lead to a significant infestation within wall cavities and the AC unit itself.

Bleach is an ineffective and potentially dangerous solution for porous materials like drywall and wood. It only removes surface discoloration without addressing the root cause or the hyphae (root system) growing deep within the material. Furthermore, improper application can release a high volume of spores into the air, exacerbating health risks.

A professional inspection is critical. Our certified inspectors use moisture meters and borescopes to assess the extent of water damage and mold growth hidden behind walls and within the AC drip pan and ducts, which is common here. UAE regulations and best practices, such as those from DM and DHA, dictate specific containment and remediation protocols to prevent cross-contamination, which is impossible to achieve with DIY methods.

For a confirmed leak of several months, the remediation process will likely involve removing affected building materials, HEPA vacuuming, antimicrobial treatment, and addressing the source of the moisture in the AC unit. Attempting a DIY fix risks incomplete removal and recurrent growth.

I strongly recommend you contact a professional environmental company like Saniservice for a comprehensive inspection and remediation plan. Call us at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment.
