Black mold from AC leak: DIY or hire a pro?« Back to Previous Page

Our master bedroom AC unit in our Jumeirah villa has been leaking a bit, and now I’ve spotted a patch of black, fuzzy mold on the wall behind the headboard. It’s been slowly growing for a couple of months since the problem started. We have a one-year-old, and I’m really worried about the health risks, but I have no idea what this will cost to fix. Should I just hire a professional mold remediation company, or is this something I can handle myself with a bleach solution?

The black, fuzzy growth is likely Stachybotrys or another toxigenic species, which poses a significant health risk, especially for a one-year-old with developing lungs. In this case, a DIY bleach solution is not recommended; it only removes surface discoloration and can aggravate the spores without addressing the root moisture problem inside your wall cavity.

Given the duration of the leak, the mold has likely penetrated the drywall and insulation. Dubai's high humidity will continue to feed it even after the AC leak is fixed. Professional remediation is strongly advised for three reasons: they contain the area to prevent spores from spreading through your home during removal, they safely dispose of contaminated porous materials like drywall, and they use industrial-grade equipment to dry the structure completely to prevent regrowth.

Any reputable company should first conduct a proper inspection, often including moisture mapping and possibly air or tape-lift sampling sent to an accredited microbiology lab to identify the species. This data informs the remediation protocol. For a project of this scale in a villa, costs can vary significantly based on the extent of the damage. Always request a detailed, scope-specific quotation after the initial inspection.
