Black mold from AC unit: DIY or call professional?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall where the AC unit is. It’s been extra humid lately and I think the condensation from the unit is the cause. What’s the best way to handle this ourselves, or should I call a professional company here in Dubai right away?

For a small patch under 1 square foot, DIY is possible. The immediate step is to mix a solution of 1 part white vinegar to 1 part water and scrub the area with a stiff brush. Bleach is not recommended as it only removes surface colour and does not kill the root structure. After cleaning, dry the area completely with a fan to prevent immediate regrowth.

However, the root cause is the condensation from your AC unit, which is a common issue in Dubai's high humidity. If you only clean the visible mould without addressing the moisture source, it will return. You must identify why condensation is forming there—it could be a poorly insulated cold water pipe, a clogged condensate drain line, or low refrigerant causing the unit to ice up and then drip.

Given the location is a closet, which has poor air circulation, and the fact it's on a wall (suggesting potential internal moisture), a professional inspection is strongly advised for anything larger than a very small spot. They use moisture meters and thermal cameras to find the exact source of water intrusion behind the wall, which is critical for a permanent fix. Improper handling can disturb the mould, releasing spores into your living space. Reputable firms here will provide before-and-after lab testing to verify the space is safe and the root cause is resolved.
