Black mold from steam or leak? DIY or call pro?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing along the ceiling edge in our master bathroom. It’s the bathroom with the shower, so it gets pretty steamy, and I’m not sure if it’s from the humidity or if there’s a leak from the apartment above. Is this something I can tackle myself with a bleach spray from the supermarket, or do I need to call in a professional to check it out?

Based on your description, the black spots along the ceiling edge are highly indicative of mold growth, a common issue in Dubai bathrooms due to the high ambient humidity and the condensation generated by hot showers. While steam is a likely primary culprit, the location on the ceiling does raise the possibility of a leak from the apartment above, which would provide a constant moisture source and necessitate a different remediation approach.

A DIY approach using a supermarket bleach solution is strongly discouraged. Bleach is ineffective on porous surfaces like drywall or ceiling paint, as it only removes the surface discoloration without addressing the root hyphae (the fungal roots). Furthermore, improper application can release a high number of spores into the air and bleach fumes are hazardous in a poorly ventilated space. For a small, confirmed surface contamination due solely to condensation, a dedicated EPA-approved fungicide may be a temporary solution, but it does not address the underlying moisture issue.

For a case of this nature, where the extent and source are unknown, a professional inspection is critical. Our certified inspectors utilize moisture meters and thermal imaging cameras to accurately determine if the moisture is from internal condensation or an external leak. This diagnosis is essential, as remediating a leak-driven mold growth without fixing the leak is futile.
