Black mold in AC: clean myself or call maintenance?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been making this damp, earthy smell for the past couple of weeks. I finally pulled the filter out yesterday and the entire plastic casing around it is covered in fuzzy black spots. I'm really worried about it spreading through the vents. What's the most effective way to clean this and should I get our building's maintenance involved for a full AC unit inspection?

The fuzzy black spots you've described in your AC unit in Jumeirah Village Circle are a significant concern and are highly indicative of active mold growth, most likely Cladosporium or Stachybotrys (black mold). The damp, earthy smell is a classic sign of microbial volatile organic compounds (MVOCs) being circulated throughout your apartment. In Dubai's high-humidity climate, AC units are prime locations for such growth due to constant condensation within the drip pans and ductwork, providing the perfect environment for mold when combined with dust and organic debris.

Attempting to clean this yourself is not recommended. Disturbing the mold by wiping it can aerosolize millions of spores, pushing them deep into the duct system and contaminating your entire living space, which poses serious health risks. Over-the-counter cleaners are often ineffective against the root system (hyphae) and can leave behind residues that feed future growth.

Your first step should be to turn the AC unit off immediately to prevent further spore dissemination. You must then escalate this to your building's maintenance team. Per Dubai Municipality regulations, building management is responsible for the maintenance of central AC systems and ductwork. They should conduct a full inspection and hygienization of the entire HVAC system. However, standard maintenance cleaning is often superficial.

For a comprehensive and health-focused resolution, I strongly recommend a professional assessment. Our certified team at Saniservice performs detailed HVAC inspections using borescopes and surface/air sampling to identify the full extent of contamination. We then execute a full remediation protocol, including HEPA vacuuming, antimicrobial application, and duct cleaning, in compliance with UAE health and safety standards.

Do not risk your health or allow the problem to persist. For an immediate professional evaluation and to schedule remediation, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
