Black mold in AC filter: landlord fix immediately?« Back to Previous Page

The AC in our bedroom has been making a weird damp smell for the last couple of weeks, and this morning I finally pulled the filter out and found patches of black mold all over the back of it. We’ve lived in this Jumeirah Village Circle apartment for a year and it’s never been this bad. Given how humid it’s been lately, is this something I need to get my landlord to fix immediately, or can it wait a few days?

Black mold in your AC filter requires immediate attention, especially given Dubai's high humidity. That damp smell indicates active microbial growth inside the unit itself, not just on the filter.

You should notify your landlord in writing today. Under Dubai rental law (RERA), the landlord is responsible for maintaining the property's essential services, including a functioning and safe AC system. Document the issue with clear photos of the mold. The system likely needs a professional deep clean and disinfection to address the growth in the evaporator coils and drip pan, which are the real source of the problem. Simply replacing the filter will not solve it.

For your health, avoid using that AC unit until it is serviced. Mold spores can cause significant respiratory irritation, congestion, and worsen allergies, particularly in a bedroom where you spend hours sleeping. Given the apartment is in JVC, a relatively newer building, this often points to an underlying issue like a clogged condensate drain line or insufficient insulation causing excessive condensation.

A proper remediation involves biocidal treatment applied by certified technicians, followed by verification testing to ensure the unit's air quality is safe. Do not accept a simple filter change or superficial cleaning as a solution.
