Black mold in AC: landlord emergency or can it wait?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp smell, and we’ve all been waking up with stuffy noses. I’ve just pulled the filter and found a patch of black spots around the edges. We’re in a studio in JLT and it’s been extra humid lately. Is this something I need to get the landlord to fix immediately, or can it wait a week?

Black spots with a damp smell and stuffy noses indicate active microbial growth, which is common in Dubai's humidity. You should notify your landlord immediately in writing. Under Dubai rental law (RERA), landlords must provide habitable premises, and a malfunctioning AC unit affecting health is typically their responsibility to rectify.

Do not use the AC until it's inspected. The combination of symptoms and visible growth suggests it's more than just dust. In JLT's high humidity, mold can spread quickly from the filter to the damp cooling coils inside the unit, which requires a professional cleaning agent to address properly. A simple filter change won't solve the underlying issue.

For your health, it's best not to wait. Continuous exposure to mold spores from the AC can worsen respiratory irritation and allergies. A proper remediation involves a certified technician disassembling the unit, cleaning the coils and drip pan with EPA-approved disinfectants, and ensuring the drain line is clear to prevent recurrence.

If your landlord is unresponsive, you can reference your rights for essential maintenance under your tenancy contract. For verification, you can suggest a lab test to identify the species, which provides concrete evidence of the issue, though a visible patch with symptoms is often sufficient for a landlord to act.
