Black mold in AC unit: DIY clean or call professional?« Back to Previous Page

Our bedroom AC unit in our Jumeirah apartment has been making this weird damp smell every time it kicks on, and now I’m seeing little black specks around the vent. My husband thinks we can just clean it with bleach ourselves, but I’m worried it’s inside the ducts. Is this something we can safely handle on our own, or do we absolutely need to call a professional mold inspector?

Black specks and a damp smell from an AC vent in a Dubai apartment strongly suggest microbial growth. The constant high humidity and condensation inside AC units create an ideal environment for mold, making this a very common issue here.

DIY cleaning with bleach is not recommended. Bleach can damage the AC's internal components and its fumes can be circulated throughout your home. More critically, if the growth is inside the ductwork or deep within the unit—which is likely given the symptoms—surface cleaning the vent will not address the root problem. The spores will quickly return.

For a recurring issue with visible growth, a professional assessment is the most effective course of action. They use specialized tools like borescopes to visually inspect inside the ducts and the evaporator coil, which you cannot access. The most definitive step is surface sampling, which a certified inspector can collect and send to an accredited microbiology lab for analysis. This identifies the type of mold and informs the correct remediation strategy, as some protocols differ by species.

Attempting a full DIY clean without knowing the extent of contamination often disperses spores further. A professional inspection provides a clear, evidence-based picture of what you're dealing with, ensuring any cleaning performed is targeted and complete.
