Black mold in bathroom from shower leak? How to treat?« Back to Previous Page
|
We've lived in our Marina apartment for 2 years and just noticed these black speckles growing along the bottom of the bathroom wall. It’s the wall that backs onto the shower, and the grout in that corner always feels a bit damp even hours after use. With the humidity lately, it seems to have gotten much worse. What’s the most effective way to treat this myself, and should I be worried about it spreading behind the tiles?

The black speckles you're describing are almost certainly Stachybotrys chartarum or Aspergillus niger, common molds in Dubai bathrooms due to our extreme humidity and persistent condensation. The consistent dampness you describe along the grout line is a major red flag; it indicates a potential failure in the waterproofing membrane behind the tiles or a micro-fracture in the grout, allowing moisture to penetrate the gypsum board wall substrate.
For a DIY attempt, you must first identify the moisture source. Simply scrubbing the surface is ineffective and can aerosolize spores. Use a hydrogen peroxide-based cleaner (avoid bleach, as it doesn't kill the root and can damage grout) and scrub gently. However, this is only a temporary solution if moisture persists within the wall cavity. The permanent fix involves addressing the leak, which may require removing tiles to repair the membrane—a job for a professional waterproofing contractor. Given the location in a Marina apartment, you should be very concerned about spread behind the tiles. Mold can colonize the back of the tiles, the cement board, and even interior wall structures, leading to significant property damage and potential health issues, especially for those with respiratory sensitivities. The UAE's Civil Defence regulations hold property owners responsible for maintaining a safe and hygienic environment, and unresolved mold issues from water leaks can be a violation. For a proper assessment, a professional inspection with moisture meters and borescopes is essential to determine the extent of the hidden damage. I strongly recommend contacting our team at Saniservice for a comprehensive inspection. We can accurately diagnose the leak source, test the mold type, and provide a certified remediation protocol to ensure it is resolved permanently and safely.
