Black mold in bedroom: call management or hire specialist?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt really damp lately, even with the AC running. What's the best way to get this properly cleaned in Dubai, and should I call the building management first or just hire a specialist myself?

Start by reporting this to your building management immediately. Dubai's Strata Law requires building owners to maintain common property and building systems, which includes the structural integrity of walls and the AC ductwork that may be causing this moisture issue. They are obligated to address the source.

Given the location directly above an AC vent and the damp feeling, this is likely a condensation issue from poorly insulated AC ducts or a drainage problem within the system—both very common here due to the high humidity and constant AC use. Simply cleaning the visible mold is ineffective if the moisture source isn't fixed.

For a case with visible spreading and a damp feel, a professional inspection is strongly recommended before any remediation. A specialist can conduct a moisture survey to pinpoint the exact cause and take air or surface samples to identify the mold type. This diagnostic step is crucial; it determines the required scope of work and ensures the building management addresses the root cause, not just the symptom.

You can hire a specialist yourself for an independent assessment. Look for a company that provides documented evidence of the problem, such as moisture meter readings and lab analysis from a certified microbiology lab, not just a visual inspection. This evidence will be vital for ensuring the building's contractor performs a complete and permanent repair. The remediation itself often involves isolating the area, removing affected materials, and treating the space with antimicrobial solutions, but this should only happen after the moisture leak is resolved.
