Black mold in bedroom closet after rain, who to call?« Back to Previous Page

We’ve lived in our villa in Jumeirah for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet on the outside wall. It wasn't there during the summer, but it appeared right after the recent humidity and rain. I’m worried it's a bigger issue with the insulation or a leak. What’s the best way to treat this existing mold for good and who should I call to inspect the wall to prevent it from coming back?

That black mold in your closet is a classic sign of condensation or a hidden moisture issue, especially common after Dubai's rare rain events combined with our high humidity. The outside wall location suggests a thermal bridge—where the cold AC-chilled interior meets warm, humid outdoor air, causing condensation inside the wall cavity.

For the existing mold, a small patch can be cleaned with a solution of diluted white vinegar or a dedicated mold remover, wearing an N95 mask and gloves. However, this only addresses the symptom. The priority is finding and stopping the moisture source, or it will return.

You need a professional inspection to diagnose the root cause. In villas, this is often faulty or missing vapor barriers, compromised wall insulation, or a tiny leak from the recent rains. A proper inspection uses tools like thermal imaging cameras and moisture meters to see inside the walls without destructive drilling.

For this, call a specialist in building envelope diagnostics or a reputable mold inspection company with those capabilities, not a general handyman. In the UAE, look for providers who can produce a detailed report on the moisture source and remediation protocol, not just a cleaning quote. Following Dubai Municipality guidelines, remediation should focus on fixing the water ingress first, then removing the contaminated materials if necessary. Preventing recurrence often involves improving ventilation around the closet and ensuring your AC is set to a temperature that minimizes extreme differences with the outdoor humidity.
