Black mold in bedroom closet: contact landlord or treat first?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the clothes. It’s on the wall that faces the outside of the building. I'm really worried it's been there a while and might be affecting our health. What's the best way to get this professionally treated here in Dubai, and should I contact my landlord first?

Contact your landlord first. In Dubai, maintenance and structural repairs are typically the landlord's responsibility, especially since this is on an external wall, which suggests a potential leak or insulation issue. Do not attempt to treat it yourself first, as improper cleaning can disturb spores and worsen the problem.
The black patch indicates persistent moisture, likely from a small leak in the building envelope or condensation from the AC system—both common in our climate. A professional inspection is needed to find the moisture source; treating the visible mold without fixing that is temporary. Your landlord should arrange for a certified mold inspector to assess it. They will use moisture meters and may recommend air or surface sampling to identify the species, which determines the remediation approach. For health concerns, avoid using the closet and keep the area well-ventilated until it's inspected. While many molds cause only minor irritation, prolonged exposure in a bedroom can affect sleep and respiratory health. The inspector’s report will outline the necessary containment and removal steps, which the landlord should then coordinate. If the landlord is unresponsive, you can reference RERA regulations that obligate them to address hazards affecting the unit's habitability. |
