Black mold in bedroom closet: DIY or contact Dubai Marina management?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. It's been extra humid lately and the room always feels damp, even with the AC running constantly. What's the best way to handle this myself, or should I contact my building management in Dubai Marina first?

Based on your description, this is a serious issue that warrants immediate and professional attention. The presence of black mold on an exterior wall, combined with a persistent damp feeling despite constant AC operation, points to a potential moisture intrusion problem, which is a common issue in Dubai Marina's high-rise buildings due to the humid climate and potential construction defects.

Your first step must be to contact your building management or owners' association immediately. Under Dubai regulations (Dubai Law No. 27 of 2007), the responsibility for the structural integrity of the building, including the external walls and waterproofing, lies with them. They are obligated to investigate and rectify any defects that are causing water ingress. Do not attempt a significant DIY remediation on an exterior wall, as you could inadvertently void any building warranties.

While you wait for their response, ensure the area is well-ventilated but do not disturb the mold by scrubbing it. Disturbing it can aerosolize harmful spores throughout your living space. A temporary measure would be to wipe the visible surface with a damp cloth and a mild detergent solution, but this is only a superficial fix and will not address the root cause.

The constant dampness you describe indicates that your AC might be undersized for the room or there is a significant breach in the building envelope. This requires a professional inspection to identify the exact moisture source—whether it's condensation from an AC duct, a leaking pipe within the wall, or, most critically, failing external waterproofing.

For a comprehensive assessment and safe, guaranteed remediation, I strongly recommend contacting a certified professional.
