Black mold in bedroom corner - call landlord or inspector?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt really damp lately, even with the AC on. What's the best way to handle this properly in Dubai's heat? Should I call my landlord first or get a professional mold inspection myself?

First, contact your landlord immediately and send clear photos. In Dubai, landlords are generally responsible for addressing mold issues stemming from building-related problems like faulty AC systems or insulation defects, which this likely is given its location.

The pattern you describe—black spots spreading from the corner above an AC vent in a room that feels damp—strongly points to a condensation issue. This is extremely common here due to the high humidity and the constant thermal shift between the hot outdoor air and chilled indoor air. The AC's cold air is likely hitting a poorly insulated surface, causing moisture to condense and create the damp environment mold needs.

For a case that's actively spreading, a professional inspection is the most reliable path. They can determine if the root cause is a clogged AC drain line, insufficient insulation in that corner, or negative pressure drawing humid air into the room. A proper assessment includes moisture mapping and often air or surface sampling to identify the mold type, which dictates the remediation protocol.

While you wait for a response, ensure the room is well-ventilated and keep the AC running consistently to help manage humidity levels. Do not attempt to bleach or paint over it, as this will not address the moisture source and can spread spores. Your landlord may have a preferred contractor, but you have the right to request that any remediation is thorough—involving fixing the moisture source, proper containment during removal, and verification that the space is dry and clean post-remediation.
