We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where the wall meets the ceiling in our master bedroom. It's on an interior wall that faces our ensuite bathroom, and the room always feels a bit damp despite the AC running. What's the most effective way to deal with this ourselves, or is this a job where I absolutely need to call the building management?

Given the location on an interior wall facing a bathroom and the persistent damp feeling, this is almost certainly a condensation issue exacerbated by Dubai's high humidity and constant AC use. The temperature difference between the cool room and the humid bathroom wall cavity creates a perfect environment for mold.
For a small area (under one square meter), you can attempt a DIY clean. Wear an N95 mask, gloves, and eye protection. Scrub the area with a mixture of detergent and water, then disinfect with a solution of one part white vinegar to four parts water. Do not use bleach, as it only removes the colour and can push spores deeper into porous surfaces like drywall. However, this is likely a fix for the symptom, not the cause. The dampness indicates a persistent moisture source. In many Dubai buildings, this is due to inadequate insulation around AC ducting or plumbing penetrations in the wall, causing condensation within the structure itself. You should absolutely inform building management. Dubai Law No. 11 of 2013 and the Strata Law place responsibility for the structural integrity of the building and common services, which often includes hidden plumbing and ventilation, on the Owners' Association or building management. They are obligated to investigate and rectify the source of the moisture intrusion. A professional inspection, often involving thermal imaging to find the condensation point, is the most effective long-term solution to prevent recurrence. |
