Black mold in bedroom from AC humidity: who to call first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black speckles appearing along the corner where the bedroom wall meets the ceiling. It’s the room closest to the AC unit, and I’m worried that the constant humidity is causing it. What’s the best way to handle this properly in Dubai – should I call the building management first or get a specialized cleaning company myself?

The black speckles you're describing at the wall-ceiling junction are a classic indicator of a mold colony, most likely Cladosporium or Stachybotrys (black mold), which thrives in the high humidity conditions prevalent in Dubai. Given the room's proximity to the AC unit, this is a high-probability scenario. The constant cooling creates a significant temperature differential between the conditioned space and the building's structural elements, leading to condensation—a primary moisture source for mold growth.

In Dubai, the first point of contact should always be your building management or landlord. Per typical tenancy contracts and Dubai Municipality regulations, they are responsible for the structural integrity of the building and addressing issues stemming from it, such as potential leaking condensation drain lines from the AC, insufficient external wall insulation, or internal leaks. They must dispatch their maintenance team to identify and rectify the source of moisture. Simply cleaning the visible mold without addressing the underlying moisture is a temporary and ineffective solution.

However, for the actual mold assessment and remediation, building maintenance teams are often not equipped with the proper protocols, containment equipment, or EPA-registered antimicrobials for safe removal. Disturbing the colony can aerosolize spores, contaminating other areas and posing health risks. This is where a specialized environmental hygiene company like Saniservice is critical. We conduct a thorough inspection, including moisture mapping and air/surface sampling to identify the species and extent of contamination, and then execute a controlled remediation following IICRC S520 standards.

For a proper diagnosis and a certified remediation plan, it is strongly advised to contact our specialists. Call 800-MOLDS (800-66537) or email hello@saniservice.com for a professional assessment.
