black mold in closet: call landlord or inspector first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming in the corner of our master bedroom closet, behind the clothes. It's an interior wall and I'm worried it's from our AC unit. What's the best way to handle this in Dubai – should I call my landlord first or get a professional mold inspection myself?

Contact your landlord first with clear photos and a request for immediate action. Dubai tenancy law generally holds landlords responsible for structural issues like this, especially if it's linked to a building AC system or a leak. Document your communication in writing.

Given Dubai's high humidity and constant AC use, this is likely a condensation issue where cold air from the unit meets warm wall surfaces. The black spots suggest active growth, which requires professional assessment to identify the moisture source—be it a hidden pipe leak, faulty insulation, or AC drain pan overflow. Simply wiping it away will not solve the underlying problem.

For a case like this, a professional inspection is advisable before any remediation begins. An inspector can use a moisture meter to pinpoint the exact source of water intrusion and take air/surface samples to identify the mold type. This evidence is crucial; it provides your landlord with a verified report on the cause and necessary fixes, moving the conversation from a complaint to a solution. It also ensures the remediation plan addresses the root cause, preventing it from returning.

While waiting for a response, improve air circulation in the closet by moving clothes away from the wall and leaving the door open. Do not attempt to bleach or scrub the area, as this can disturb toxic spores and spread them. The goal is to contain the area until a professional can assess it.
