Black mold in closet: call landlord or professional first?« Back to Previous Page

My bedroom closet on the outside wall has started to smell really damp, and I just pulled out a bag to find a patch of black mold on the wall behind it. We had that heavy dew and humidity a couple of weeks ago and it seems to have gotten in somehow. What’s the fastest way to deal with this properly and stop it from coming back, and should I be calling my landlord or a professional cleaning company first?

Notify your landlord immediately and send them clear photos of the mold. Under Dubai rental law (RERA), landlords are generally responsible for addressing structural issues leading to dampness and mold, which this appears to be. Do not attempt a major cleanup yourself, as improper handling can spread spores.

While waiting for the landlord, move all affected items away from the wall to allow air circulation. Wipe the visible patch with a diluted vinegar or bleach solution to temporarily contain it, but understand this is only a surface fix. The priority is identifying and resolving the moisture source.

The damp smell and location on an outside wall point to condensation or a minor seepage issue, common after heavy dew in Dubai's climate. The wall may be a "cold bridge," where the air-conditioned interior meets the humid outdoor air, causing condensation inside the wall cavity. This requires a professional inspection to diagnose properly.

Your landlord should arrange for a reputable remediation company to assess it. A legitimate provider will not just clean the spot but will use a moisture meter to find the dampness source and an infrared camera to check for hidden mold or insulation gaps within the wall. They should provide a detailed report for your landlord on the cause and the full scope of work required to prevent recurrence, which may involve improving wall insulation or sealing.

For a small, isolated patch, the landlord's maintenance team might handle it. However, the musty smell suggests there could be more mold inside the wall. If the landlord is unresponsive, you can arrange your own assessment; a proper inspection with documented moisture readings provides concrete evidence to formally escalate the issue with the landlord or Dubai Municipality if needed.
