My kids have been coughing for the past couple of weeks and I’m starting to worry. I’ve just noticed a patch of black spots in the corner of our master bedroom closet, behind the clothes, and the whole room has a damp smell. We’re in an older building in Bur Dubai and I’m panicking a bit. Is this something I need to get an inspector for immediately, or can it wait until the weekend?

Yes, you should arrange a professional inspection as soon as reasonably possible, ideally before the weekend. The combination of a visible black patch, a persistent damp smell, and your children's ongoing cough is a significant indicator that this needs attention.

In Dubai's climate, especially in older Bur Dubai buildings, closets on exterior walls are prime spots for mold. This is due to a combination of high outdoor humidity and cold spots created by air conditioning, which leads to condensation inside walls. The damp smell confirms an active moisture problem.

While you wait for the inspector, isolate the area. Move the clothes out of that closet and keep the closet door closed to prevent spore dispersal. Do not attempt to clean or disturb the patch yourself, as this can release a large amount of spores into the air and potentially make the coughing worse. Ensure the children are spending minimal time in that room and that your home's AC is running to help control humidity levels.

A proper inspection will identify the mold type and, more importantly, the moisture source—which could be a slow pipe leak, condensation, or seepage from the building envelope. This diagnosis is critical; without fixing the water issue, the mold will simply return.
