Black mold in closet corner—DIY fix or call management?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming in the corners of our master bedroom closet, especially on the outer wall facing the marina. It’s been worse since the humidity spiked last week. What’s the most effective way to deal with this ourselves, or should we just call the building management straight away?

The black spots forming in your closet corner are a classic sign of condensation-related mold, a very common issue in Dubai apartments, especially on outer walls facing the water like the Marina. The high outdoor humidity, combined with the cold surface of the exterior wall from your AC, creates the perfect environment for mold growth.

For a small, surface-level area, you can attempt a DIY fix. Wear a mask and gloves. Wipe the area with a microfiber cloth soaked in a solution of white vinegar or a diluted bleach mixture (1 part bleach to 4 parts water). Let it sit for 15 minutes, then scrub and wipe dry. The key is to address the moisture source. Ensure your AC is set to a consistent temperature to minimize the temperature differential that causes condensation, and use a dehumidifier or moisture-absorbing products like silica gel packs in the closet to keep the air dry.

However, if the mold has penetrated porous materials like drywall or the wooden shelf, or if it covers an area larger than a square meter, DIY cleaning will only address the surface and it will likely return. Given its location on an outer wall, the issue could also be a hidden leak within the building envelope, which is the building management's responsibility to investigate and repair.

In the UAE, building management is typically responsible for the structural integrity of the exterior walls. It is completely reasonable to file a maintenance request with them now. They should send someone to inspect for potential leaks or insulation issues. For a definitive answer on the mold type and penetration, a professional inspection with moisture meters and, if necessary, lab analysis of a tape-lift sample can identify the species and confirm the source, guiding the most effective remediation plan.
