We've lived here for 2 years and just noticed black, speckled patches spreading in the corner of our walk-in closet where we keep our winter clothes. It's on the wall that faces the outside of our villa in Al Barsha, and the air in there feels damp and smells really stale. What’s the best way to handle this ourselves, or should we call our landlord first?

That's a classic case of mold growth, very common in Dubai due to high humidity and the temperature differential between our cold AC interiors and the hot exterior walls. The damp, stale smell confirms active microbial growth.

Your first step should be to document everything with clear photos and a dated video, then immediately notify your landlord in writing. Under Dubai rental law (RERA), the landlord is generally responsible for addressing the source of the moisture, which is a structural issue. The mold on the wall is a symptom; the cause is likely a hidden water leak from a pipe in the wall or, more commonly in villas, thermal bridging and condensation because of insufficient insulation on that external wall.

While you wait for their response, move the clothing and any stored items away from the area to prevent further contamination. Do not attempt to scrub it yourself, as disturbing the mold can release a high concentration of spores into the air. For a temporary measure, you can place a desiccant or a small dehumidifier in the closet to lower the moisture level, but this only manages the symptom.

A professional inspection is strongly advised to correctly identify the moisture source. The remediation process itself should be handled by experts, as improper cleaning can spread the contamination. They will contain the area, safely remove the affected materials, and treat the space with EPA-approved antimicrobials. The landlord should arrange and cover the cost of this, as it pertains to the property's structure. Your responsibility is to report it promptly.
